The Corporate Business Director at BIM, Gregorio Sánchez Hernández, highlighted that Querétaro’s strategic location makes it an important logistics center in Mexico, thanks to its connectivity with various regions.
Due to the logistical advantages that Querétaro offers, the Mexican Real Estate Bank (BIM) plans to allocate 200 million pesos in financing for the construction of warehouses.
This financing represents 25% of the 800 million pesos that the bank plans to grant nationwide through this credit product during this year, said the Corporate Business Director at BIM, Gregorio Sánchez Hernández.
The portfolio that is planned to be placed in the entity could be adjusted according to the demand for the product, with the possibility of exceeding the initial estimate.
«We have introduced this new product and we know that, due to its strategic location, Querétaro is one of the main logistics centers in the country… We are sure that we will be very successful here. The initial investment that we foresee is approximately 200 million pesos of the 800 million that we have available; We believe that in Querétaro we could even exceed that figure, considering 200 million as the minimum,” he explained.
In addition, he pointed out that Querétaro’s location makes it a key point for logistics development in Mexico, given its excellent connectivity with several regions.
“This credit is intended for the construction of warehouses, what we call ‘last mile’, and Querétaro, due to its geographical location, is a fundamental pole for the development of logistics parks,” he added.
The manager expressed his confidence that this new product will have great acceptance in the state market, similar to the success that the housing loan portfolio has had.
This credit product arises in response to the trend of relocation of investments and suppliers, which has increased the demand for new Logistics Distribution Centers (Cedis) in strategic locations for companies.
As a result, BIM has developed specific financing for the construction of Cedis, tailored to the needs of companies establishing new operations.
In the Bajío region alone, BIM’s commercial portfolio grew by 39.1%, going from 1,110 million pesos to 1,544 million pesos between April 2023 and the same month of 2024.
